HOW DOES IT WORK?
How can you possibly find the perfect home after only viewing such a small number of properties?
It’s entirely possible and happens more often than you think. To reduce the number of showings you should do as much homework as possible.
First, identify possible neighborhoods or areas where you’d like to live. Drive through the neighborhoods at various times to check out traffic and street parking, look at amenities like parks/pools. Research the neighborhood online by looking for HOA or community websites and Facebook groups. If you know others that live in the area ask them for their opinions.
Second, research school district information, nearby shopping and amenities, crime statistics, and other community-related websites.
Third, call our office and ask us for information on homes in the neighborhood where you’re interested. We can pull tax information, flood map information, recent sales, and current pricing information. We can also set up individual searches tailored to the neighborhoods you’re interested in so when a property hits the market, you’ll be the first to know.
When you find the perfect home, call or email us and we’ll schedule a showing. If the home is a match we’ll help put together an offer and submit it to the listing agent. Once the offer is accepted we’ll help coordinate everything else like inspections, appraisals, surveys, repair negotiations, and we’ll monitor the entire transaction from contract to close to help keep it on track.

One to Three showings?
If you find your perfect match within one to three showings, we’ll rebate up to 2% of our base commission back to you at closing.
Four to six showings?
You’ve done your homework but just haven’t quite found the perfect home and it turns up within four to six showings, we’ll still rebate you up to 1% of our base commission at closing.
Seven or more showings
This is such a rare occurrence, but if for some reason we still haven’t found your perfect home after 6 showings we will not rebate our commission. But, we’re happy to continue working with you until you find your dream home.
You get our top-notch service with full buyer representation, accompanied showings, pricing consultation, and CMA to check the listing agent’s sale price, contract prep / initial offer negotiation, inspection report review, and repair negotiations, contract-to-close support, and a rebate at closing that’ll help make a dent in the closing costs. We can also work to negotiate seller concessions into your contract to help further offset closing costs – this isn’t always possible but we definitely try.
** Terms and Conditions apply. Rebate payment is subject to the consent of the party represented by the license holder. Minimum earned commission amount is $2,500. Rebates will be reduced proportionally for properties under $250,000 or where the commission amount offered by the cooperating broker is less than 3%. A signed Buyer/Tenant Representation Agreement outlining the details of the buyer rebate program must be signed prior to showing any properties or making any offers. Commission amounts over 3% and any bonuses or incentives offered to Creekstone Real Estate are not included in the rebate calculation. Rebates are not available on the following: foreclosures, short sales, and non-owner occupied properties. Rebates are also not available to any client referred to Creekstone Real Estate by another broker or a referral/relocation company where a referral fee or other fee is due.
