How does it work?

It’s simple!

View 1-3 properties, submit an offer that’s accepted by the seller and we’ll credit 2% back to you at closing.

View 4-6 properties, submit an offer that’s accepted and we’ll credit 1% back to you at closing.

Sometimes love is hard to find.  We get it.  Even though our rebate ends after 6 showings, we are still happy to help you find the home of your dreams.

The rebate is tied to the number of properties you preview – the fewer the properties you view before submitting an accepted offer, the higher the rebate.


How can you make sure you get the highest rebate amount?

With some research on your part, most buyers are able to find a home that fits their criteria very quickly and within 1-3 viewings.

We help with that process in several ways.  We can set up an MLS search using your criteria, then we can help you review strong prospects before scheduling showings to help preserve the maximum rebate, and we’re always a phone call away to answer your questions.


What kind of research should you be doing to help narrow down your search?

Research neighborhoods you’re interested in, review school ratings, drive through the neighborhood at various times to see what traffic and street parking is like, take a look at neighborhood amenities, review websites with crime statistics, search Facebook and Google for neighborhood groups and reviews, check Google Maps and Waze for commute/drive times to work and your favorite destinations.

Once you’ve narrowed down your search to a few neighborhoods, we can revise your MLS search criteria to help focus on those areas.


Do you offer full-service buyer representation?

Yes, we do!

Our buyer rebate program includes the following:

  • Consultations prior to showings
  • Agent accompanied showing for your initial property preview
  • All contract and repair negotiations
  • General inspection coordination
  • One additional trip for a secondary system inspection during the option period or second property viewing after the option period ends
  • Transaction coordination where we act as your single point of contact
    • We manage all paperwork
    • Liaise between you, the seller’s agent, the seller, title company, lender, appraiser, and various other third parties
    • We’ll review the preliminary settlement statement
    • We also make regular calls to the title company and your lender to keep the transaction moving forward
  • We’ll also perform a final walkthrough with you just prior to closing

While this is not an exhaustive list of what we provide, it should give you a good idea of the level of service you can expect to receive.


Does the buyer rebate program cover new construction?

Absolutely!  It covers builder new construction properties, spec homes, resale (used/existing) homes, condos, townhomes, single-family homes, we’ll even rebate lots and raw land purchases.


Are buyer rebates even legal?

Yes, in fact, they’re encouraged.

Many agents simply refuse to negotiate their commission because they sell such a small amount of real estate each year they simply can’t afford to help their buyers out.  We’ve streamlined our processes to make everything more efficient so we can handle a large volume of transactions – we pass those savings on to you in the form of a rebate.  The best part?  With Creekstone Real Estate you won’t sacrifice quality, attention to detail, or customer service like you will with so many other agents.


Are you going to give me a 1099 after closing?  Are rebates taxable?

No.  Rebates are not considered taxable income.  They’re considered a reduction in price or a partial refund.  We will not give you a 1099 after closing.


That sounds great, but that’s not included?

We do not offer the rebate program for distressed properties, foreclosure properties, short sale properties.  We also do not offer the rebate program for referral clients or any clients working with relocation/referral companies where a referral fee for either is required.


Do you pay me cash after closing?

All rebates are paid in the form of a credit at closing – we do not pay any type of compensation outside of closing.  Rebates must be reflected on the final settlement statement.

** Terms and Conditions apply. Rebate payment is subject to the consent of the party represented by the license holder. The minimum earned commission amount is $2,500. Rebates will be reduced proportionally for properties under $250,000 or where the commission amount offered by the cooperating broker is less than 3%. A signed Buyer/Tenant Representation Agreement outlining the details of the buyer rebate program must be signed prior to showing any properties or making any offers. Commission amounts over 3% and any bonuses or incentives offered to Creekstone Real Estate are not included in the rebate calculation. Rebates are not available on the following: foreclosures, short sales, and non-owner occupied properties. Rebates are also not available to any client referred to Creekstone Real Estate by another broker or a referral/relocation company where a referral fee or other fee is due.
