We offer 6-month listing extensions for a $50 fee in the rare instance that your property doesn’t sell in 6 months.

We won’t try to feed you any industry rumors, try to sell you any FUD (Fear, Uncertainty, and Doubt), or give you any half-truths to try to convince you to list with us.  We regularly get calls from prospective clients telling us about questionable sales tactics they’ve been exposed to.  We promise not to pull that on you.

If you ask us a question we’ll give you a straight answer and if we don’t have the answer we’ll find out and get back with you.  We’d rather point you in the direction of a broker that fits what you’re looking for than to try to force you to list with us (even though we offer GREAT service).

The industry is changing and this is one of the many ways we’re embracing that change.

Listing photos are the very fist impression potential buyers will have of your property so they are extremely important.

Professional quality photos of your home will get your listing more views which turns into more showings and more potential buyers.  MLS rules requires a minimum of 6 photos for most listing types but more is better to truly show off your home.

There are great websites that give tips and tricks for taking your own photos with a smart phone, however,  we strongly suggest you consider hiring a professional.

Studies show that listing with professional photos sell 32% faster! 

We discovered long ago that we are far better Realtors® than we are photographers, so we offer a professional photo package as an add-on to all of our listing packages.  Just select “Professional Photos” at checkout.

** If you choose to hire your own photographer, we will need a written release from them to use their photos.  Call us before you order from a “Pro Photo Service” as many of them charge you a small fee for photos, allow a 30 day use license after which you must discontinue use or purchase full rights (usually at a significant price).

Silver and Gold listing packages there is no additional listing commission due at closing.

Bronze listings have an additional 1/2% commission due at closing.

All of our packages include email support. We are great at responding to email, in fact, most of our clients prefer digital communication for the ease and saved time.

We also monitor email outside of business hours for offers and time-sensitive requests/due dates.

All listing packages have access to the full TREC (Texas Real Estate Commission) and TAR (Texas Association of Realtors) promulgated forms libraries, which are the standard for Texas residential Real Estate transactions.

All listing packages receive a yard sign with their purchase. You’ll want to place the sign in a prominent spot on your property.  Even in the age of the internet, sign calls based on people driving by your property come in regularly and it also tells people you’re on the market.

Your property will appear on HAR.com (Homes and Rentals) formerly known as the Houston Association of Realtors. HAR.com is Texas’s premier MLS listing website with over 850 million page views in 2019.

You’ll also appear on Homes.com, Realtor.com, Zillow, Trulia, Redfin, Movoto, and numerous other sites that take syndicated listings from MLS including all the big-name brokerages so you can take advantage of their traffic as well.

** Some syndicated sites like Zillow can take up to two weeks for your entire listing to properly synchronize and their support staff has been known to take 2-3 weeks or more to respond to a broken listing. We make every effort to keep your listing properly lined up with MLS and once notified, we will open a ticket with the syndicated site and monitor for change.

When you turn in completed paperwork and photos, we’ll have your listing up by close of the following business day.  If you absolutely need your listing to go live on the same day, turn in completed paperwork and photos by noon and indicate in your email that you’d like it to go live that day and we’ll make every effort to get you added to MLS and active.

We do not add listings to MLS on weekends or holidays.

**If you need a guaranteed in by noon, live by 5pm, call our office and ask about a guaranteed rush fee that will move your listing to the front of the line.

Often our clients wish to hold a self-hosted open house to draw in potential buyers.

  • Bronze clients have the option of purchasing an open house marketing for $35 per open house.
  • Silver clients receive one complimentary open house for your listing and may purchase additional open houses at $35 per open house.
  • Gold clients receive two complimentary open houses and may purchase additional open houses at $25 per open house.

When you list with us, your home has the added advantage of a property website.  The feature helps market your property with additional details about your home, the neighborhood, amenities, and other information that captures the interest of potential buyers.

You can post the link to your property website on your own personal social media accounts as well as hand it out to your friends, family, and potential buyers.

CSS or Centralized Showing Service was bought out by ShowingTime in 2019.  All of our listings now use ShowingTime for all appointment setting services.

A showing scheduling service like ShowingTime makes the process of showing your home much more simple.

An agent schedules directly with the showing service and ShowingTime will text, email, or call you to confirm the appointment – at that time you can also decline or suggest a new time slot.

This saves time spent playing phone tag with buyer’s agents and will definitely increase the frequency of showings compared to managing scheduling appointments yourself.

Sometimes, change is inevitable. You may decide to drop your price, or might want to change up your front photos, or later think there is a feature that needs more detail in the description.  We don’t believe you should be charged to make changes.

Digital signature or eSignature service is a huge time saver for all!  Instead of printing, manually completing a form, scanning it, uploading it, and then emailing it back, everything can be done in a few clicks of a mouse!  You can even sign from your cell phone.

The forms used to complete a transaction are numerous. Most clients, especially the first time home buyers and the very busy, prefer to have one of our agents guide them through the paperwork process.

We’ll take your listing photos and turn them into a virtual tour video and attach the video to your listing.

Having a virtual tour on your listing is awesome, but even better is when it is marketed on YouTube.  One of the top social platforms, YouTube is easily searchable, shareable, and it provides a great opportunity to increase your listing’s presence to potential buyers.

Contract negotiation is the most crucial part of a real estate transaction.  You must understand what each piece of the contract means to get the best deal on your home.  Having a seasoned professional on your side to help evaluate your options is a smart move.

Even in the most straightforward run of the mill home sale, there are many moving parts to keep track of in order to close the sale on time.  Our contract to close support is an invaluable service to keep the parts moving forward and help smooth out wrinkles that may arise.

A Weekly Performance Report keeps you up to date on everything from your neighborhood’s new listings and sales, how much eyeball traffic your listing has received, the number of showing appointments, and the comparative market conditions.
