Brokerage Service Fee

Effective January 1, 2024, a $500 service fee is required prior to the commencement of your property listing. This non-refundable fee covers professional photography, electronic lockbox installation and recovery, yard sign installation and recovery, marketing materials, and transaction coordination. These services are critical to effectively showcasing your property and ensuring a seamless transaction process.

Thank you for the clarification. I’ll ensure the policy specifically addresses the credit against the listing (seller’s) broker side of the transaction. Here’s the revised section:

Service Fee Credit upon Successful Sale

Upon the successful sale of your property, the $500 service fee will be credited against the gross commission due to Creekstone Real Estate. For example, if the total commission due to Creekstone Real Estate is $2,500, this fee will be credited, reducing the net commission payable to $2,000. Please note, this credit applies exclusively to the listing broker’s commission and does not impact the buyer’s broker’s commission, in accordance with MLS agreements. This arrangement is detailed in writing in paragraph 5D of the listing agreement.
